Job Summary and Mission

This job contributes to Starbucks success by providing construction support to ensure new stores and renovations are completed in accordance with Starbucks requirements. Models and acts in accordance with Starbucks guiding principles.

Summary of Key Responsibilities

Responsibilities and essential job functions include but are not limited to the following:

* Assists in compiling store reconciliation documents for project manager. Maintain and reconcile asset registers for each project.
* Assists with collecting and providing lease required documents in order to collect Tenant Improvement Allowances.
* Assists with developing and managing budgets for small to medium scale projects consistent with timeline requirements for new store development and renovation projects, including bid negotiations.
* Assists with managing the construction phase of the development process of a small to medium project. Assist with preparation of possession of tenant spaces according to company guidelines. Monitors general contractor and vendor performance during construction build-out phase with project manager. Assists with maintaining established construction schedules to allow store to open on time. May coordinate building maintenance and repair for renovations for existing stores. Addresses concerns and maintains consistent follow-up on any outstanding issues.
* Assists with office administrative support functions, correspondence, incoming mail, telephone calls, filing and email. Serves as a resource for internal and external partners. Assists in the resolution of issues raised by internal and external partners during the construction and post construction period.
* Attends landlord meeting and assist assists project manager on tracking progress of landlord's work on properties prior to possession of premises for continued learning and development.
* Collects vendor quotes and processes purchase and warehouse orders. Places and tracks orders on a per store basis. Communicates and distributes project related information to vendors and internal partners.
* Creates and maintains project files. Updates and maintains store related information in various databases.
* Creates schedules with general contractors. Generates general contractor paperwork. Compiles and assembles the general contractor contract package. Tracks, generates and ensures general contractor payments.
* Maintains regular and consistent attendance and punctuality.
* Maintains responsibility for training new hire construction reps on rep responsibilities and project administration.
* Occupies project lead on special projects associated with rep responsibilities
* Provides assistance in training new hire project managers on rep responsibilities and project administration.
* Receives and processes invoices through Accounts Payable.
* Resolves problems with back orders, items not received, defective and damaged goods. Initiates and reports on damage and/or defective claims with warehouses and outside suppliers and vendors. Coordinates and resolves shipping issues within internal and external transportation departments. Communicates supplier issues to buyers.
* Reviews the lease and obtains landlord approval as needed for renovation projects.
* Supports Store Development and Operations goals by participating and contributing in planning and strategy meetings for the market. Assists with planning and managing construction processes and practices to ensure that programs are aligned with company business goals and objectives.
* Visits construction sites on a routine basis for continued learning and development. Attend punch and turnovers with project managers as needed.
* Works with store development team to track project status and reports out during team calls, as well as with the operations team.

Qualifications

Summary of Experience

* Construction in restaurant or retail environment (5 years)
* Project administration, including tracking (4 years)

Required Knowledge, Skills and Abilities

* Organization and time management skills
* Knowledge of Microsoft Office Suite
* Strong ability to manage multiple projects and databases, including data input, file management and report generation
* Ability to multitask in a fast paced environment.
* Knowledge of architectural drawings
* Knowledge of procurement in a retail environment
* Knowledge of lease documents
