PURPOSE AND SCOPE:

The Sr. Lease Abstraction Accountant is responsible for the abstraction of lease information under both IFRS and US GAAP. This individual will serve as a subject matter expert on the accounting for leases under IFRS and US GAAP ensuring the appropriate assessments and conclusions are reached when entering lease information into our lease management system.

PRINCIPAL DUTIES AND RESPONSIBILITIES:
  • Abstracts lease information through careful and detailed review of lease documents and related amendments into the lease management software.
  • Prepares & completes lease abstraction check lists (US GAAP & IFRS)
  • Works with business partners and project managers to estimate possession date.
  • Ensures W-9 and vendor set up is completed
  • Completes the renewal option assessment
  • Completes the US GAAP finance vs operating lease assessment
  • Completes the IFRS low value item exemption assessment
  • Completes the short term lease exemption assessment under both US GAAP & IFRS
  • Completes lease modification assessment for early renewals, terminations, and lease modification
  • Identifies lease and non-lease components during abstraction (determines when allocation / combination is appropriate)
  • If necessary, abstracts sublease information from fully executed leases including terms, clauses, rental obligations, and critical dates.
  • Maintains image archive of leasing contracts, amendments, and other leasing documents.
  • Completes sale lease back assessment and abstraction of lease data
  • Upholds FMCNA policies and procedures and ensures compliance with Sarbanes Oxley, and other applicable Federal, State and local regulations.
  • Other duties as assigned.

SUPERVISION:
  • No direct supervision responsibilities - reports to Sr Manager of Lease Administration
  • Provides support & guidance to cross divisional business & finance personnel as required.


EDUCATION :
  • Bachelor's degree in Accounting, Finance, or Real Estate and or legal experience, preferred.


EXPERIENCE AND REQUIRED SKILLS:
  • 2 - 5 years' related experience; or an advanced degree without experience; or equivalent directly related work experience.
  • Accounting, lease administration, real estate, legal or strong customer service experience
  • Ability to understand, interpret and abstract Real Estate Lease terminology.
  • Relevant experience in a fast paced, multi-project, operational environment.
  • Ability to understand and interpret accounting literature
  • Strong communication skills - written and verbal.
  • Ability to meet deadlines.
  • Detail oriented.
  • Dependable & reliable.
  • Knowledge of Microsoft's Office Suite as well as using Real Estate Management Software (a plus but not required).
  • Candidates with a strong customer service focus combined with a team work ethic will do well.
  • CPA is a plus
