Job Description

The Wealth Lending Advisors will help all Client Facing Team members (CFTs - including RMs, IAs and FAs) deepen client relationships by preparing for and participating in client meetings as well as by helping to develop the knowledge and skills of TD Wealth's CFTs in lending. The Wealth Lending Advisor is responsible for delivering lending advice across all lending products including Residential Lending (Mortgage, Consumer) and Wealth Commercial Lending (Securities Based Lending, Unsecured, Non-reg Z Residential, Bridge, Partner Capital and Life Insurance Premium) for a designated region within Wealth. Wealth Lending Advisors will execute sales strategies, initiatives and campaigns designed to enhance overall client engagement, deepen overall relationships through earning larger share of client assets and increasing revenue per relationship. The WLA is responsible for determining optimal lending solutions and reviewing client documentation to develop alternatives lending options that might be available. WLAs may be called upon to take applications and assist in escalations on applications in progress. The Wealth Lending Advisor is a sales role and will have a lending goal for their assigned region. The role relies on partner referrals from Retail, Commercial and Mortgage Partners in order to achieve their goal and the Wealth Lending Advisor is expected to wholesale Wealth Lending Solutions to internal partners.

Job Requirements

● Expert in respective region when it comes to all Wealth Lending Solutions including all Residential Lending (Mortgage, Consumer) and Wealth Commercial Lending (Securities Based Lending, Unsecured, Non-reg Z Residential, Bridge, Partner Capital and Life Insurance Premium)
● Responsible for helping to achieve a shared lending goal with assigned region across multiple products and possibly geographic regions. Responsible for delivering unit, volume and mix across all lending products.
● Write deal discussion and exceptions memos and rationale. Present to deal committee, as needed, to present deal and request exceptions.
● Responsible for developing skills of Client Facing Team and all internal partners as it relates to Wealth's suite of Residential Lending (Mortgage, Consumer) and Wealth Commercial Lending (Securities Based Lending, Unsecured, Non-reg Z Residential, Bridge, Partner Capital and Life Insurance Premium)
• Responsible for execution of all lending sales strategies, initiatives and campaigns in assigned region(s).
• Author and present on lending trends and sale strategies for both regional and national sales calls.
● Maintains a network of external centers of influence to directly drive the origination of credit products to assigned goal
● Identifies cross sell opportunities and refers clients to the appropriate party within TD Wealth and TD Bank NA
● Creates scenarios, takes applications and process applications all while delivering a legendary client experience
● Works with high net worth clients to understand complex financial statements and legal structures for individuals, trusts and LLC's
● Responsible for training, delivery and upskilling Client Facing Team Members in partnership with practice management
● Proposes alternative lending structures within the context of a Financial Planning Engagement and delivers recommendations to Client and Client Facing Team members.
● Develops and maintains strong business relationships with Wealth Relationship Managers, Store Managers, Financial Advisors, Wealth Strategists, Commercial Lenders, Mortgage Loan Officers and Internal Operations Partners.
● Ensures compliance with applicable laws, regulations and guidelines, as detailed in policies located on company Intranet; policies include, but are not limited to, Fair Lending, Know Your Customer, Bank Secrecy Act and other applicable anti-money laundering policies

  • Qualifications

    ● Bachelor's degree or progressive work experience in addition to experience below
    ● 10+ Years' experience structuring Residential Lending (Mortgage, Consumer) and Wealth Commercial Lending (Securities Based Lending, Unsecured, Non-reg Z Residential, Bridge, Partner Capital and Life Insurance Premium) for High Net Worth Individuals and their families or entities.
    ● Ability to work in a fast paced, highly regulated Residential and Wealth Commercial lending space
    ● Candidate will be conversant in all aspects of Residential Lending and Wealth Commercial Lending Products (Securities Based lending, Unsecured, Non-reg Z Residential, Bridge, Partner Capital and Life Insurance Premium)
    ● Candidate will understand and be able to discuss with high end clientele, adjustable rate, fixed jumbo loans, construction loans, home equity lines of credit and home equity loans
    ● Extensive background in both Residential and Commercial Lending Methodology including but not limited to: Debt to Income, Debt Service Ratio, Non-Standard Income and Asset Depletion, Borrower Risk Ratio, Facility Risk Ratio, underwriting methodologies
    ● Cross Border knowledge working with Canadian clients having second homes in the US; this includes background on Canadian tax returns, Canadian Holdco,
    ● Ability to identify and refer cross sell opportunities that may arise through Wealth Lending and Financial Planning Processes
    ● May cover multiple geographic markets
    ● Proven Sales ability
    ● Ongoing knowledge of mortgage industry, products, lending practices and regulatory guidelines
    ● Maintains the highest level of sales ability and negotiation skills
    ● Self-directed, with developing ability to plan own activities to achieve sales goals
    ● Strong time management skills
    ● Excellent communication skills, both verbal and written
    ● PC skills, including ability to learn Residential Lending and Commercial underwriting systems, Financial Planning Software (TD Wealth Plan)

    ● This position falls within the definition of Loan Originator as defined under Regulation Z of the Truth in Lending Act, 12 CFR Part 1026.36, and the definition of Mortgage Loan Originator as defined under the Secure and Fair Enforcement for Mortgage Licensing Act of 2008 (SAFE Act), 12 U.S.C. §§ 5102 et seq., and its implementing regulations, 12 CFR Part 1007
    ● Must be eligible for employment with a covered financial institution under the standards established by Regulation Z of the Truth in Lending Act, 12 CFR Part 1026.36
    ● Must be eligible for registration as a registered mortgage loan originator with the NMLS (Nationwide Mortgage Licensing System and Registry) in accordance with the Secure and Fair Enforcement for Mortgage Licensing Act of 2008 (SAFE Act), 12 U.S.C. §§ 5102 et seq., and its implementing regulations, 12 CFR Part 1007
    ● Satisfactory results on a criminal background check and a credit report check, and statements/certification from job applicant regarding administrative, civil, and/or criminal findings by any government agency/authority, are required by federal law for this position
