Description/Job Summary

The project manager is responsible for identifying new opportunities and following those opportunities through the process, which includes: assessing bid opportunities and properties, creating bid packages, presenting and sealing the bid package, permitting and scheduling the construction, managing construction. The project Manager is also responsible to assign and coordinate 84 personnel to work through the opportunity beginning with identification all the way through the completion of the project and receipt of final Certificate of Occupancy.

Essential Functions:
  • Negotiates and hires contractors to perform work
  • Handles local officials for all site inspections and receipt of final certificate of occupancy
  • Establishes a timeline of construction and makes sure all sub contractors are properly coordinated so that construction is completed in accordance with the time frame.
  • Processes and responds to field changes and requests for change orders
  • Responsible for the coordination of the budget and that the construction is done within budget

  • Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures and government regulations; write reports, business correspondence and procedure manuals; effectively present information and respond to questions from groups of managers, clients, customers and the general public.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists; interpret a variety of instructions furnished in written, oral, diagram or schedule form.

Required Experience

  • Master's Degree or equivalent; or 5 to 10 years related experience and/or training related to the essential functions of the job; or equivalent combination of education and experience.
